Refurbishment
Refurbishment is where builders get found out. Behind old plaster there is always something the survey could not see, and what matters is how your contractor prices it, reports it and fixes it.
We strip back carefully, photograph what we find, and price any genuinely unforeseeable work as a written variation before touching it. On period properties we keep what deserves keeping: cornices are repaired rather than ripped out, floorboards are lifted and relaid, and new services are routed so the fabric of the building is disturbed as little as possible.
A whole-house refurbishment is also the cheapest moment you will ever have to rewire, replumb and insulate. We will tell you which of those are worth doing while the walls are open, and which are not worth the money. Sometimes the right advice is to leave something alone.

Lime plaster, sash windows, original joinery. We repair with matching materials and methods, and we know when conservation officers need to be involved.
Variations in writing
Anything discovered behind the walls is photographed, priced and agreed before work continues. No figures appear for the first time on an invoice.
